Welcome to Trek Property Services. 

Trek Property Services is an independent and impartial inventory provider, undertaking Inventory, Check In, Check Out and Mid-Term Tenancy & Pre-Exit Inspections and reports of all residential lets. We also provide basic floor plan and photography services for marketing purposes. We are a small but dedicated inventory provider aiming to provide the best possible level of service to our clients.

What is an Inventory?

An inventory is a report listing the contents, condition and state of cleanliness of a property and should be compiled before the start of any tenancy. The report will be  supported by photographic evidence. Without a good quality report, a landlord or agent will almost certainly lose any potential dispute with the tenant at the end of the tenancy.

 

What is a Check In?

A Check In involves collecting keys from the agent or landlord, meeting with the tenant at the property, confirming meter readings and highlighting or updating any issues noted on the Inventory. The tenant and landlord are requested to agree to the contents of the Inventory.

 

What is a Check Out?

When the tenancy comes to an end, a check out is required to compare the contents, condition and cleanliness of the property with that at the start of the tenancy using the inventory report. From this report, the agent or landlord can determine any liability on the part of the tenant for damage, missing items and/or cleanliness issues. Aloowances will be made for fair wear and tear.

 

Interim & Pre-Exit Inspections

The tenancy contract usually makes provision a mid-term or a period inspection of the property and this report will highlight any issues in the way the tenant may be treating the property. It will also report on any maintenance issues that may have also arisen.  These inspections are of particular importance in HMO or student occupied properties as part of a landlord's due-diligence expecttions. A Pre-exit Inspection is an advisory meeting with the tenant to highlight any issues that may need rectifying prior to the Check Out day.
